WORLAND — The Worland Board of Adjustment and Planning Commission approved the site plan review and landscaping plans for Bomgaars store at 3400 Big Horn Avenue during Thursday’s regular meeting.
Worland Building official and zoning coordinator Nick Kruger reported to the BAPC that the plan includes a 35,800 square-foot building on a 209,000 square foot lot. The plan also calls for a gravel storage area and a concrete pad to be used for temporary nursery/greenhouse.
He said the city requirement for the size of the building planned is 90 parking spots. Bomgaars has 87 standards parking spots planned and four Americans with Disabilities Act spots. He said there would be no sidewalks so an exception would have to be granted.
BAPC member Dan Frederick asked about lighting in the parking lot and Kruger said the city does not have lighting standards. He noted that Bloedorn, which will be adjacent to Bomgaars, has good lighting and there have been no complaints from neighbors, including those living in the Apple Apartments.
The plan also calls for a six-foot chain-link fence around the property, with a gate that would be locked at night. Kruger said the city standard is four feet but exceptions have been granted for two other properties in the area, including Bloedorn.
BAPC member Garret Immesoete asked about noise from delivery trucks. A Bomgaars representative at the meeting said, other than UPS or FedEx they have two deliveries per week and the deliveries are made during regular business hours, 7 a.m. to 6 p.m.
Kruger said there have been no complaints from neighbors regarding truck traffic from deliveries to Bloedorn either.
Landscaping includes pine trees around the fencing area.
Kruger also noted that they have approval from the Wyoming Department of Transportation and have worked out an access point that will also serve the adjacent property to the east.
The BAPC approved the site plan, allowing for no sidewalks, and approved the variance for the six-foot fence.
Kruger said his understanding is that Bomgaars hopes to begin construction this spring.

The corporate office and distribution center are located in Sioux City, Iowa, where the company began in 1952. They stock items in 13 major departments, including lawn and garden plus nursery, clothing and footwear, farm, pet and automotive supplies, paint, hardware, tools, housewares, and toys.
